Exterior paint is your home's first line of defense. Once it starts to fail, water gets behind the siding and into the wood, and what was a paint job becomes a repair job. Catching it on time turns a curb-appeal upgrade into preventive maintenance.
The Michigan climate is harder on paint than most. Wet springs, full-sun summers, lake-effect winters. Premium exterior coatings are formulated for this kind of cycle, but only if the surface underneath is prepped right. Pressure washing, scraping, sanding, caulking, and priming are where exterior jobs are won or lost.
We work in dry windows so paint cures the way it's supposed to, we caulk and seal every joint that needs it, and we don't cut corners on the parts you can't see. The finish on the south-facing wall five years from now is the test, not the photo on day one.
The written quote we send spells out the exact scope. Here's the baseline of what comes with every job.
No mystery, no shortcuts. Each step exists for a reason.
Inspect siding, trim, and problem areas. Identify rotted boards, failing caulk, peeling paint, and surfaces that need extra prep.
Wash the entire exterior to remove dirt, mildew, chalking paint, and pollen. Let it dry fully before any paint goes on.
Remove failing paint, sand glossy surfaces, replace rotted trim where needed, and call out any structural issues for your awareness.
Re-caulk every joint, gap, and crack. Spot-prime bare wood, stains, and any rust on metal so the topcoat holds.
Brushed, rolled, or sprayed back-rolled depending on surface. Two full coats. No skipped corners.
Walk the property with you. Fix anything you flag before we pack up.
We don't quote sight unseen. These are the variables that move the price up or down once we walk your project.
More wall area means more paint and more labor. The biggest single driver.
Two-story homes need ladder and scaffold work. Hard-to-reach gables, dormers, or steep grades add time.
Wood siding with peeling paint takes much more prep than vinyl or fiber cement in good shape.
Lots of trim, decorative brackets, or many shutters means more cut-in work.
Rotted boards, failed caulk, or wood damage gets repaired or flagged before paint goes on.
Every quote we write is a fixed number with the scope spelled out. Honest quotes, clean job sites, finishes that outlast the next election cycle.
Timelines below are rough estimates. Actual schedules depend on prep, weather, the size of your job, and our current crew workload. The written quote we send locks in real dates.
Late spring through early fall is the sweet spot. We need surfaces dry, low humidity, and temperatures generally above 50 degrees overnight for premium exterior paints to cure properly. We watch the forecast carefully and won't rush a job into a bad weather window.
With proper prep and premium paint, expect 7 to 10 years on most siding, longer on protected walls, shorter on the south and west walls that take the most sun. Vinyl and fiber cement go longer than wood. We'll tell you up front what to expect for your home.
Yes. We have ladders and scaffolding for two-story work. Three-story or unusual access situations we'll quote based on a site visit.
Pre-1978 homes can have lead paint. We follow EPA RRP rules for lead-safe work practices when needed: containment, dust control, and safe disposal. We'll talk through this if it applies to your home.
Move outdoor furniture and grills away from the house, trim back any plants touching the siding, and turn off automatic sprinklers near the work area. We handle the rest.
We'll show you what we find and recommend whether to repair or replace. Small repairs we can often handle inline. Significant rot may need a separate carpenter, but we'll be honest about scope before we paint over a problem.
Family-owned crew based in the region. We treat your home like it's our own, wherever you are on the map.
