Lock in start date, after-hours windows if needed, parking, dumpster placement, and any tenant notifications. We work around your operations.
Mask off equipment, signage, displays, or production areas. Pressure wash exteriors, sand and prep interiors. Containment and dust control where needed.
Brushed, rolled, or sprayed depending on surface and access. Two coats unless agreed otherwise. Industrial coatings where the job calls for them.
Walk the finished work with you or your contact. Punch list any items, fix them, get sign-off.
We don't quote sight unseen. These are the variables that move the price up or down once we walk your project.
Wall area is the biggest driver. Industrial metal, brick, and CMU each take different prep and product than typical drywall or siding.
After-hours, weekend, or staged work that has to fit around operations costs more than a straightforward weekday schedule.
Older buildings may need EPA RRP-compliant prep for lead-based paint. Heavy peeling, rust, or damaged surfaces add prep time.
Standard commercial latex, epoxy floor coatings, industrial enamels, and elastomeric exterior coatings all price differently.
Active warehouses, retail with customer traffic, or sensitive equipment all need protection plans that take additional time.

Yes. After-hours, evenings, and weekends are normal for commercial work. We plan around your operating schedule. There's typically a small premium for off-hours work, which we include clearly in the written quote.
Yes. We carry general liability and we can provide a certificate of insurance for your records or send one directly to your property manager or owner.
